   I’d love to know what you’re doing so far. Then it would be easier to suggest what to do next. One very basic first thing is to get business cards with a good photo of you on them – and make it a goal to hand out 10 every day.

   You don’t need to be picky about who you give them to – could be the checker in the grocery store or a waitress who brings you coffee – or your dentist! Just make sure everyone knows that you’re in real estate sales and that you know the local market inside out. (And make sure you’re making it your business to really know the market!)

   If someone wants to stop you when you’re shopping or even walking down the street so they can quiz you about a house or about the market in general, take the time to talk to them even if it feels like a waste of time.

   Are you in South Carolina? The best way to get leads is get out there and meet people, NEVER clock out, make sure EVERYONE you talk to knows you do real estate. It takes a long time to get established.

   Get a website up, (not free, but not expensive either), and push your website, kind of like I’m doing below

   You didn’t really say what part of the real estate game you are in………loan side or home selling side………so I will assume home sales.

   Invest $200 in a window advertisement for your car. Traveling billboard.
   Research your areas home buyer assistance programs and put in your car window “$25,000 (whatever it is) First time buyer assistance”……….get buyers calling you. Buyers dont cost you in advertising like sellers do.

   Put fliers at any new industry that has come to the community. Target the market that works there. If its a hospital, market a hospital workers assistance program where you will take care of appraisal at closing or pay for extra year home warranty etc.

   If you have the ability……..offer free staging service or a 30 point check list for home sellers to get the property in the best condition in the least amount of time. Create a flyer with resources for sellers to get ready to sell, like house cleaners, landscape people, fix it guys etc.

   Buy a bulk lot of green scrubby pads (cheap dollar store)…..
   attach a flyer on cardstock to it that says “We’re ready to help you get your home ready to sell. Call for our Sellers checklist to getting top dollar”

   For buyers create another checklist…………free report type thing…..get a list of nonowner occupieds from your title co and target market…..photo copy 3 crisp 100 dollar bills and offer your buyers something at close.

   Try this site. You can get your own website with unlimited listings for less than $20 a month. They even send you leads based on your area and tell you what the client is looking for.

   I would start out by making a list of all of your friends and family, this list will be the start of your database. Contact all of these people and let them know about your new career. You can let them know face to face, e-mail them, or mail them a post card or flyer. Hopefully these will be the first people to refer you or contact you for your help. Eventually it would be best to put these people in a database or on note cards and contact them once a month just to remind them that you are doing real estate and here to help. Also if you do get someone that contacts you about buying, or selling or just for questions be sure to send a thank you note. Also be sure to follow up on leads, most people may not make a decision right away. Most loans that I get are not made until after my 4th or 5th follow up with the lead. You can follow up with just a friendly phone call, then maybe a nice letter, or some other information about the market, just something for an excuse to follow up with them.
