What’s the best way for me to become a mortgage broker or real estate broker in CT?

I’m very interested in making a decent living in real estate, but I’m not interested in showing houses to people. I don’t have any money to invest in real estate, but I hear that there are grants to help with that. Or other circulating info talking about how to buy property with “no money down” techniques. I’m wondering just how acurate that is? I truly appreciate anyone’s opinion. Also, is it possible to earn while your learning in real estate?

    If you don’t want to work with buyers (because you have to show them houses to get paid but that is basically all you would have to do), then you would have to seek current homeowners for their listings or work with only banks on foreclosures.
