New Real Estate Development in Rancho Cordova

The city of Rancho Cordova has approved a new real estate development, to be called Capital Village, which embodies the “smart growth” movement, according to Mary Lynne Vellinga in the Sacramento Bee (4/3/05). The 117-acre development will have a mixture of cottages, live/work units and row houses, situated in the middle of an existing office park. The average density of the project will be 12 homes/acre; the lots will be small and the houses close together, which the developer, Beazer Homes, expects will make them relatively affordable. There will be a Main Street shopping area, with offices and residences above stores. Ideally, some of the new residents will work in the office park, and will be able to walk to work.

Real Estate Loans Need Credit Reports

Buying a home or other real estate begins with getting a loan, and getting a loan depends on the borrower’s credit. A 2003 law requires the three major credit bureaus, Experian, TransUnion and Equifax, to provide consumers, on request, a free credit report once in 12 months. They maintain a website for the purpose: www.annualcreditreport.com. However, any error in typing the address may take the user to an “impostor site,” which will try to sell credit services instead of providing the free credit report. An easier method is to call their automated toll-free number, (877) 322-8228. Fixing any “dings” or errors in the credit report beforehand will make it easier to get a real estate loan.

Title Insurance for Home Owners

When buying a home with a mortgage, buyers are required by the mortgage lender to obtain a title insurance policy. However, the title insurance which most buyers get is coverage that protects only the lender. If a defect is found in the title, such as a previously-unknown lien, mortgage, or easement, the lender is protected up to the amount of insurance, but the owner is not. The home buyer needs to obtain (at extra cost, to be sure) an owner’s policy that will protect his investment in his new property. A knowledgeable realtor can explain the differences in coverage between various policies.
